Mold Assessments

Accurately identifying moisture and mold sources is the foundation of effective mold remediation.

Our mold / IAQ assessments also include analysis of various indoor air quality metrics including mold, Volatile Organic Compounds (VOC's), formaldehyde, bacteria/virus concentrations, particulate matter, carbon monoxide, carbon dioxide, pollen, fibers, and dander to provide a comprehensive understanding of potential health hazards.

Visual Inspection

Our experts conduct a thorough visual examination of your property, checking common problem areas including basements, crawlspaces, attics, bathrooms, HVAC systems, and areas with past water damage. Infrared cameras, moisture meters and particle counters are utilized during this phase of the assessment. Temperature and relative humidity inside the building are also evaluated to determine if condensation issues exist.

InstaScope Scan

Kleen Sites IAQ uses InstaScope, an advanced, portable technology that provides real-time analysis of indoor air quality metrics including mold spore concentrations. Scans are conducted in areas and rooms throughout the property. Results are compiled in a color-coded report (red/yellow/green) based on how each area's IAQ metrics compare to an outdoor baseline. This provides instant feedback for targeted areas of interest.

Air & Surface Sampling

Based on feedback from the InstaScope scan of the structure, we then collect air and surface samples throughout the property in each area of interest. Air and surface samples are then analyzed by accredited laboratories to identify mold species and spore concentrations.

Detailed Reporting

You receive a comprehensive report with air quality data, InstaScope report, laboratory results, photos, moisture readings, and protocol for remediation if needed. Protocols are designed specifically for each property to ensure that remediation is targeted to the source area and thus cost-effective.

Containment Setup

We establish negative air pressure containment using plastic sheeting and HEPA air scrubbers to prevent spore spread to unaffected areas during remediation. HEPA Cart / Anteroom equipment is utilized when possible.

Source Elimination

The moisture source is identified and addressed—whether it's a leak, condensation issue, or ventilation problem. Addressing mold and moisture sources is critical to long-term indoor air quality.

Safe Removal

Crawlspace Remediation & Encapsulation

Crawlspaces are often a major source for indoor air quality issues inside homes and businesses—especially in the Southeast, where humidity levels remain high year-round.

Preparation

Remove all debris, trash, insulation, and old vapor barriers from the crawlspace before beginning remediation work.

Remediation & Treatment

All substrates are HEPA vacuumed and treated with an antimicrobial agent. Wooden substrates with heavy growth are addressed with hydrogen peroxide and sealed to eliminate and prevent growth.

Vapor Barrier

We install high performance, double reinforced, 12-mil vapor barrier that covers the entirety of the crawlspace floor and overlaps the walls of the foundation.

Dehumidification

Full encapsulation requires sealing of all vents and installation of dehumidifiers in the crawlspace. This creates a controlled, conditioned environment inside the crawlspace - the highest level of long-term crawlspace mold prevention.
